Note: This document serves as a guide and is subordinate to the organization's official bylaws and declarations. Should any conflict or discrepancy arise, the terms and provisions of the bylaws and declarations will govern.

Alterations & Renovations

  • Approval Required: You must get prior written approval from RealEstate 360 before making any alterations. This includes flooring, cabinets, countertops, moving walls, and bathroom fixtures.
  • This can be done by emailing the management company found in the directory (located in either the mailroom or underground parking), as well as including the board in the email ([email protected]).
  • Work Hours: Renovations are restricted to Monday-Friday, 9:00 a.m. to 5:00 p.m. (excluding holidays).
  • Hard Surface Flooring: Must be installed by a qualified professional with proper soundproofing, following approval.
  • Insurance: Owners are fully responsible for insuring all betterments, improvements, and alterations to their unit.

Balconies

  • No Alterations: Balconies cannot be enclosed, painted, or have carpeting attached.
  • Safety & Appearance: Do not place items on the railing that could fall. Do not hang laundry, towels, rugs, or mops. Keep balconies tidy and clear of storage or garbage.
  • Prohibited Actions: Do not throw anything from balconies or feed wildlife. Barbecues are not permitted on balconies.
  • Cleaning: You are responsible for cleaning your balcony floor. Ensure cleaning solutions do not flow over the edge of the balcony.

Common Areas (Halls, Lobbies, etc.)

  • Clear Passage: Hallways, stairways, and sidewalks must not be obstructed. They are for entry and exit only, not for storage or play.
  • No Personal Items: Do not leave footwear, mats, or other personal items in the hallways.
  • Doors: Keep unit doors in the hallways and fire doors closed at all times.
  • Furnishings: Do not alter or remove any furniture or equipment from common areas.
  • Smoking: Smoking is not permitted in any indoor or outdoor common area.

Communication

  • Building Issues: For matters like water leaks, noise, parking, or booking a guest suite, the Building Superintendent is your first point of contact. The contact info can be found in the directory located in the mail room and underground parking.
  • Board of Directors: To contact the volunteer Board, place written submissions in the mailroom suggestion boxes or email [email protected].
  • Signs and Notices: They can be placed on the bulletin board in the mailroom for a period of two weeks and they must be dated.

Emergencies & Fire Safety

If Fire is in Your Unit:

  • Warn all occupants and leave immediately.
  • Close the unit door behind you.
  • Pull the nearest fire alarm.
  • Call 911 from a safe location.
  • Exit via the stairwell. DO NOT USE THE ELEVATORS.

If Fire Alarm Sounds (Fire is NOT in your unit):

  • Feel your unit door with the back of your hand.
  • If the door is HOT, stay in your unit. Seal the door with wet towels and call 911 to report your location.
  • If the door is COOL, check the hallway for smoke. If it's clear, exit via the nearest stairwell.
  • If it's smoky, stay in your unit.

Garbage & Recycling

  • Location: Garbage and recycling rooms are on level P1.
  • Garbage Chute Hours: 8:00 a.m. to 8:00 p.m.
  • Chute Rules: All refuse must be in tightly wrapped bags. Do not put recyclables, flammable materials, or lighted cigarettes in the chute.

Guests & Visitors

  • Guest Suite: A one-bedroom suite can be reserved through the Superintendent. Guests must abide by all building rules.
  • Telephone Entry System: Press '6' to grant entry to your visitor. Press '3' to deny entry.
  • Security: Always verify a visitor's identity before buzzing them in.

Meetings & Voting

  • Annual General Meeting (AGM): Held in the spring. Only owners (or their designated proxy) may attend and vote.
  • Voting: One vote per unit. You cannot vote if your condo fees are in arrears.
  • Proxy: If you cannot attend, you must complete the Proxy form sent with the meeting notice to have someone vote on your behalf.

Moving & Deliveries

  • Scheduling: Arrange all moves with the Superintendent at least 48 hours in advance to book the elevator with protective blankets.
  • Hours: Moving is permitted between 9:00 a.m. and 7:00 p.m.
  • Access: All large deliveries and moves must use the entrance parking garage located at P1.

Parking & Vehicles

  • Parking: Park only in your assigned space. Unauthorized vehicles will be towed at the owner's expense.
  • Bikes and tires are to only be stored other than the vehicle.
  • Visitors: Visitor parking is in the front circular driveway.
  • Prohibited Vehicles: Trailers, campers, boats, and commercial trucks are not permitted to be parked on the property.
  • Garage Safety: Drive slowly with headlights on. Wait for the garage door to close completely before driving away.
  • Repairs: Only minor emergency repairs (e.g., changing a flat tire) are permitted.

Pets

  • Limit: A maximum of one small dog (under 25lbs) OR two cats are permitted per unit.
  • Access: Pets must not be brought through the main entrance (except for the service animals). They are not permitted in the lobby or public areas.
  • Rules: Pets must be leashed in common areas and are only permitted in hallways for direct entry and exit. Walk pets off the condominium property and always clean up after them.

Recreational Facilities

Swimming Pool (Seasonal):

  • Hours: 8:30 a.m. to 10:00 p.m.
  • Adults Only Swim: 9-10 a.m. & 4-6 p.m.
  • Rules: Use is at your own risk. Children must be supervised. Shower before entering. No glass containers, running, or diving.

Barbecues (BBQs):

  • Located in the Pool Area for resident use. Clean the BBQ and tools after each use and ensure the gas is turned off.

Exercise Centre:

  • Located on P2. A signed usage agreement is required.

Social Room:

  • Located on P1. Contact [email protected] to reserve. More info can be found on the pamphlet found in the social room.

Workshop:

  • Located on P1. A signed usage agreement is required. The contact info can be found on the directory posted in the mail room and underground parking.
  • A passcode will be given after the fee is paid and the agreement is signed.

Unit Maintenance & Insurance

  • Owner Responsibility: Owners must maintain and repair their unit and are liable for any damage to other units or common elements caused by a failure to do so (e.g., from a leaking hot water tank).
  • Insurance: The Corporation's policy covers the "standard unit" as originally built. Owners must have their own insurance to cover all personal contents, betterments, and improvements.
  • Winter Season: Ensure your unit has adequate heat. If you are away, shut off the water to your hot water tank and provide an emergency contact to the Superintendent. Owners are liable for damage from frozen pipes.
